Acceptance of these terms

These Terms of Use govern your access to and use of FHA203hLoans.com (the "Site"), operated by Matthew Brown, Sr. Loan Originator / Mortgage Broker. By accessing or using the Site, you agree to these terms and to the Privacy Policy. If you do not agree, do not use the Site. These terms may be updated at any time by posting a revised version; continued use after changes are posted means you accept the revised terms.

Educational information only

The content on the Site is provided for general educational and informational purposes about FHA 203(h) disaster loans, disaster mortgage relief, and related topics. It is not financial, legal, tax, insurance, or construction advice, and it is not tailored to your individual situation. Consult appropriate professionals — including your loan originator, mortgage servicer, insurer, attorney, tax advisor, and a HUD-approved housing counselor — before making decisions.

Not a commitment to lend. Nothing on the Site is a commitment to lend, a loan approval, a rate lock, or an offer to extend credit. All loans are subject to disaster declaration status, documentation, credit, income, asset, property, appraisal, and program guidelines, as well as underwriting approval. Program terms and guidelines change without notice.

No government affiliation

The Site is an independent educational resource. It is not affiliated with, endorsed by, or acting on behalf of the U.S. Department of Housing and Urban Development (HUD), the Federal Housing Administration (FHA), the Federal Emergency Management Agency (FEMA), or any other government agency. References to government programs and disaster declarations describe publicly available information. For official information, visit HUD's Section 203(h) page and FEMA's disaster declarations database.

Accuracy and currentness of information

Reasonable efforts are made to keep the Site's content accurate, but no guarantee is made that information is complete, accurate, or current. Disaster declarations, designated areas, deadlines, HUD guidelines, FHA mortgage limits, lender requirements, and state laws change frequently, and some content — especially disaster-area status — may become outdated quickly. Any examples or scenarios are illustrative only. Confirm current status and program rules for your specific situation before relying on any information from the Site.
